A subsidiary rule to prevent abuse of newcomers' plots, and to simplify regional rules implementing regulations on newcomers' plots.
1. Designation of Newcomers' Plots
- The server owner may designate any protection areas as newcomers' plots by order in the Gazette and may cancel such a designation in the same way at any time.
- When designating a newcomers' plot, the server owner shall, optionally refer to one of the predefined conditions in Schedule 1 (in which case future amendments automatically apply) -
- Specify how a plot would be considered unoccupied or unfinished; and
- If any of the above conditions (and hence, related subsections) do not apply to the plot, specify which does not.
- The server owner may grant and revoke other players the right to designate newcomers' plots.
- Before leasing a newcomer's plot, a sign must be set up to indicate that the to-be-sold area is a newcomer's plot.
- Tenancies are transferable, in which case the new tenant has the right to use the plot as if they rent it directly from the landlord.
- For leased plots, unless for maintenance, the landlord shall not build on a plot or destroy builds on a plot.
- In this subsidiary rule, the landlord is the player who built the plot, and the tenant is the player who rented it from the landlord.
2. Taking back unused plots
- A leased newcomer's plot can be taken back by a moderator if -
- It has been unoccupied for 14 consecutive days; or
- Builds on the plot are unfinished, and the tenant (and every co-tenant) hasn't been online for 30 days.
- Before taking back a plot according to subsection (1) -
- If to be done according to subsection (1)(a), a warning email shall be sent to the tenant at least 7 days before taking back the plot; or
- If to be done according to subsection (1)(b), a notification and a warning email shall be sent to the tenant at least 14 and 7 days respectively before taking back the plot.
- If a plot is to be taken back according to subsection (1) -
- The plot shall be transferred back to the landlord;
- A mail should be sent to inform the tenant (and any co-tenants, if any) about the action;
- The amount the landlord leased the plot for shall be returned to them; and
- Any properties on the plot shall be returned to the tenant.
- Moderators have the discretion to postpone taking back a plot.
